Through identity verification, background screening, payment tracking, and a portable Rookd Score, we create the transparency that makes housing decisions strategic instead of stressful. Founded in Breckenridge, Colorado, Rookd started with a simple insight: housing solutions are not just about building more units. They are about unlocking the rooms and spaces that already exist by creating trust between people.
How do I sign up for Rookd?
Signing up takes about three to five minutes. Visit getrookd.com and click Get Started. You can register with your email address or use a social login like Google. Once your account is created, you will be guided through setting up your profile, selecting whether you are a renter or landlord, and completing your first round of verification. The more you verify, the higher your Rookd Score climbs and the more opportunities you unlock.
Is Rookd free to use?
Yes. Rookd offers a free tier for both renters and landlords. Renters can create a profile, complete basic verification, browse listings, send up to 10 fistbumps per day, and apply to one property per month at no cost. Landlords can list their first property for free with the Castle Free plan. For renters who want more, paid plans start at $14.99 per month for Plus, with Pro and Unlimited tiers available for power users. Landlords can upgrade to CastlePro or CastleMax for additional listings and features. There is no credit card required to get started.
What areas does Rookd serve?
Rookd currently serves Colorado communities including Summit County (Breckenridge, Frisco, Silverthorne, Dillon, Keystone), Eagle County (Vail, Avon, Edwards, Eagle), Pitkin County (Aspen, Snowmass), Grand County (Winter Park, Granby, Grand Lake), and the Denver and Boulder metro areas. We are expanding to additional Colorado mountain towns and Front Range cities, with plans to serve other mountain communities and resort towns across the western United States.
Do I need to be verified to use Rookd?
Basic email verification is required for all users so we know you are a real person. Beyond that, additional verification steps like phone verification, government ID checks, and background screening are optional but highly recommended. Each verification you complete increases your Rookd Score, which makes your profile more visible and trustworthy to landlords and potential roommates. Landlords may set minimum verification requirements for their properties, so the more verified you are, the more listings you can access.

What verification does Rookd require?
Rookd offers up to nine layers of verification: email verification, phone verification via SMS, government ID verification, photo verification with liveness detection, property ownership verification (coming soon), background checks powered by Checkr, license verification for landlords, address history verification, and payment verification through Stripe. Email verification is required for all users. Everything else is optional but recommended, and each additional verification boosts your Rookd Score.
How does identity verification work?
Identity verification on Rookd happens in stages. First, you verify your email address and phone number. Next, you can upload a government-issued ID such as a driver's license or passport. Our system checks the document for authenticity and matches the information to your profile. Finally, photo verification uses a live selfie with liveness detection to confirm you match your ID. This prevents fake accounts and catfishing. Your actual ID details are encrypted and never shared with other users.
What is property ownership verification?
Property ownership verification is an upcoming feature that will cross-reference landlord claims against county assessor records. When a landlord lists a property, Rookd will verify that they actually own or are authorized to rent the property by checking public ownership records. This prevents rental scams where someone lists a property they do not own. Once available, verified property owners will receive a special badge on their listings, giving renters additional confidence.
Can I use Rookd without a background check?
Yes. Background checks on Rookd are optional for tenants. You can create a profile, verify your identity, browse listings, and connect with landlords without completing one. However, some landlords may require a background check as part of their application process. Background checks are powered by Checkr, an FCRA-compliant consumer reporting agency. You have full control over when and with whom your background check results are shared. Completing a background check also contributes to a higher Rookd Score.
How does Rookd prevent fake profiles?
Rookd uses multiple layers of defense against fake profiles. Photo verification with liveness detection ensures a real person is behind the account. Government ID verification confirms that person's identity matches official records. Our Trust and Safety team reviews flagged accounts within 24 hours. We also monitor for suspicious activity patterns like unusual messaging behavior, duplicate accounts, and profile inconsistencies. Users can report suspicious profiles directly, and confirmed fake accounts are permanently banned from the platform.
What happens if someone fails verification?
If a verification step fails, you will receive clear guidance on what went wrong and how to resolve it. Common issues include blurry ID photos, expired documents, or mismatched information. You can retry any verification step. If your government ID cannot be verified, you can try with a different form of accepted ID. If a background check reveals disqualifying information, the details are handled in accordance with FCRA guidelines, and you have the right to dispute inaccurate findings. Failed verification does not ban you from Rookd but it will limit which features and listings you can access.
Rookd Score
What is the Rookd Score?
The Rookd Score is a trust rating on a 0 to 1000 scale that represents your verified housing reputation. Unlike traditional credit scores, your Rookd Score is completely transparent. You can see exactly how it is calculated, what contributes to it, and how to improve it. Both renters and landlords have Rookd Scores. For renters, a higher score means better access to listings, faster landlord responses, and a stronger housing resume. For landlords, a higher score attracts better tenants.
How is my Rookd Score calculated?
Your Rookd Score is calculated from five weighted categories. Payment Track Record makes up 30 percent and reflects on-time rent payments and no outstanding balances. Rental History accounts for 25 percent and considers verified previous addresses, length of stays, and landlord references. Reviews and References contribute 20 percent and include feedback from landlords, roommates, and community members. Identity Verification is worth 15 percent and covers email, phone, government ID, and photo verification. Profile Completion accounts for the remaining 10 percent and measures how thoroughly you have filled out your profile and how responsive you are to messages.
What are the Rookd Score tiers?
There are five Rookd Score tiers. Building (0 to 499) means you are getting started with basic verifications complete and access to standard listings. Bronze (500 to 599) means you are building trust with some payment history and verifications underway. Silver (600 to 699) means you are established with good payment history, verified identity, and priority access to properties. Gold (700 to 799) puts you in the top tier with an excellent track record and faster landlord responses. Platinum (800 to 1000) is for exceptional users with outstanding histories and access to exclusive properties, requiring bonus points beyond active scoring.
How can I improve my Rookd Score?
The fastest way to improve your Rookd Score is to complete all available verifications: email, phone, government ID, and photo verification. Beyond that, add your previous rental addresses and invite past landlords to leave references. Pay rent through Rookd so every on-time payment is tracked. Keep your profile complete and up to date. Respond promptly to messages, as your response rate contributes to your score. Over time, positive reviews from landlords and roommates will push your score higher. The maximum active score is 725 points, and reaching Platinum requires exceptional behavior that earns bonus points.
Is my Rookd Score like a credit score?
No. Your Rookd Score is fundamentally different from a credit score in several important ways. First, it is completely transparent. You can see exactly how it is calculated and what affects it. Second, you control what goes into it. You choose which verifications to complete and what information to share. Third, it is housing-specific. It measures your reliability as a tenant or landlord, not your broader financial behavior. Fourth, it is portable. Your Rookd Score follows you from one rental to the next, building a housing resume over time. Rookd does not report to credit bureaus, and your Rookd Score does not affect your FICO or other credit ratings.
Do landlords have Rookd Scores too?
Yes. Rookd believes trust should go both ways. Landlord Rookd Scores are calculated based on their response time to tenant inquiries, maintenance request turnaround, tenant reviews across all properties, property condition ratings, fair housing compliance, and lease renewal rates. Tenants can see a landlord's score before applying, so higher-scoring landlords attract better tenants. This bidirectional accountability is a core part of how Rookd creates trust in housing.

How do I find a roommate on Rookd?
Rookd's roommate matching system helps you find compatible people to live with. After creating your profile, you fill out a lifestyle questionnaire covering 35 or more factors including sleep schedule, cleanliness standards, noise tolerance, pet preferences, work-from-home habits, social tendencies, and more. Rookd then suggests matches based on compatibility. You can browse potential roommates, view their verification status and Rookd Scores, and message them securely through the platform before deciding to live together.
How does roommate matching work?
Rookd's matching algorithm analyzes over 35 lifestyle factors to calculate a compatibility percentage between you and potential roommates. Factors include daily routines, cleanliness expectations, pet ownership, smoking and drinking preferences, guest policies, shared space usage, budget range, move-in timeline, and preferred locations. The algorithm weighs factors differently based on which ones matter most to you. You see your top matches ranked by compatibility, and you can filter by verification level, budget, and location. Both parties must express mutual interest before messaging is enabled.
Can I search for rooms without a roommate?
Absolutely. Rookd supports both individual renters looking for their own place and people looking for roommate situations. You can browse all available listings, filter by entire units or rooms for rent, set your budget range, choose your preferred neighborhoods, and save searches with alerts for new listings. Whether you want a studio apartment for yourself or a room in a shared house, Rookd has listings for both. You can also join property waitlists to be notified when units become available in buildings you are interested in.
How do I apply for a rental on Rookd?
When you find a listing you like, click Apply and your Rookd profile is automatically attached to your application. This includes your Rookd Score, verification badges, rental history, and any references. You can add a personal message to the landlord explaining why you are a great fit. If the landlord requires a background check, you will be prompted to authorize one through Checkr. Landlords see your complete profile at a glance and can respond directly through Rookd's messaging system. Your contact information stays private until you choose to share it.
What if I have pets?
Rookd has built-in pet-friendly features. When setting up your profile, you can add your pets with details like breed, size, and any relevant certifications such as emotional support animal documentation. You can filter listings specifically for pet-friendly properties. Landlords can specify what types of pets they allow, size limits, and required pet deposits. Rookd's pet verification feature lets you document your pet's vaccination records, training certifications, and references from previous landlords regarding your pet. This helps pet owners access more housing options by building trust with landlords who might otherwise not allow pets.

How do I list a property on Rookd?
Listing a property on Rookd takes just a few minutes. After creating your landlord account and completing identity verification, click List a Property and follow the guided process. Upload photos of your property, enter details like bedrooms, bathrooms, square footage, and amenities. Set your rental price, lease terms, and tenant requirements including minimum Rookd Score thresholds. You can specify pet policies, parking details, utility inclusions, and move-in dates. Your first property listing is free.
What does it cost landlords to list?
Your first property listing on Rookd is completely free with the Castle Free plan. This includes one active listing, 5 messages per day to tenants, and access to verified applicant profiles with Rookd Scores. CastlePro at $19.99 per month (or $199 per year) supports 2 active properties, 20 messages per day, 2x priority search placement, full tenant profile access, an analytics dashboard, and saved tenant searches. CastleMax at $49.99 per month (or $499 per year) includes everything in Pro plus 4 active properties, 50 messages per day, 5x super priority search, auto-matching with qualified tenants, bulk messaging, featured listing placement, priority support, and advanced reporting. How does tenant screening work on Rookd?
Rookd provides landlords with comprehensive tenant screening tools. When a tenant applies, you immediately see their Rookd Score, verification status, and profile completeness. You can view their rental history, payment track record, and reviews from previous landlords. For deeper screening, you can request a background check through Checkr which covers criminal history, eviction records, and sex offender registry checks. Credit checks are available as an optional add-on. All screening is FCRA compliant, and tenants consent to each check before it is run.

How does rent collection work?
Rent collection through Rookd is powered by Stripe, one of the most trusted payment processors in the world. Tenants can set up automatic monthly payments via bank transfer or credit card. Landlords receive direct deposits to their bank account. Every on-time payment is automatically recorded and contributes to the tenant's Rookd Score and payment history. You can track payment status, send reminders for upcoming or late payments, and generate payment reports for tax purposes. There are no hidden fees for standard bank transfer payments.

How does rent payment through Rookd work?
When you set up rent payments through Rookd, you connect your bank account or card through Stripe's secure payment system. You can choose to pay manually each month or set up automatic payments on a specific day. On the payment date, funds are transferred from your account to your landlord's account. Standard bank transfers typically process within two to three business days. Every on-time payment is recorded on your Rookd profile and contributes to your Payment Track Record, which makes up 30 percent of your Rookd Score.
Are there any hidden fees?
No. Rookd believes in transparent pricing, which is why all costs are clearly stated upfront. The free plan is genuinely free with no surprise charges. Paid plans can be billed monthly or annually, with annual billing saving you up to 17 percent. For rent payments, standard bank transfers (ACH) have no additional fees. Credit card payments may include standard processing fees charged by the payment processor. Background checks through Checkr have a clearly disclosed fee that is shown before you authorize the check. We do not charge application fees, signup fees, or cancellation penalties. You can cancel any paid plan at any time.
Safety & Privacy
How does Rookd protect my personal information?
Rookd takes data security seriously. All personal data is encrypted both at rest and in transit using industry-standard encryption. Your government ID details, Social Security Number, and bank account information are never shared with other users. We use secure third-party services for sensitive operations: Checkr for background checks and Stripe for payment processing. Neither Rookd staff nor other users can see your raw ID documents. We follow strict data retention policies and only keep information as long as it is needed. You can request deletion of your account and associated data at any time.
What data does Rookd share with other users?
Rookd only shares information that you have explicitly chosen to make visible on your profile. Other users can see your display name, profile photo, Rookd Score, verification badges (showing which verifications you have completed without revealing the underlying documents), bio, and lifestyle preferences. Landlords reviewing your application can additionally see your rental history summaries, payment track record, and any reviews. They cannot see your exact credit score, ID number, bank details, or private messages with other users. You control your profile visibility settings.
How do I report a suspicious user or listing?
Every profile and listing on Rookd has a Report button. Click it to flag suspicious activity, and you will be asked to select a reason and provide additional details. Reports go directly to our Trust and Safety team, who review all submissions within 24 hours. You can report fake listings, misleading photos, scam attempts, harassment, discriminatory behavior, or any other policy violations. Reports are confidential, and the reported user is not told who filed the report. For urgent safety concerns, contact our support team directly through the Help Center.
What is Rookd's policy on discrimination?
Rookd is fully compliant with the Fair Housing Act and does not tolerate discrimination based on race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, or any other protected class. Our listing tools are designed to prevent discriminatory language, and our team reviews flagged content for compliance. Landlords who violate fair housing policies face immediate listing removal and potential account suspension. We are committed to making housing accessible and equitable for everyone in the communities we serve.
How does Rookd handle disputes?
Rookd provides a structured dispute resolution process. If a disagreement arises between a tenant and landlord, either party can open a dispute through the platform. Our support team reviews the facts, including any documented communications, payment records, and lease terms stored on Rookd. For review disputes, both parties can submit responses that are posted alongside the original review. For payment disputes, Stripe's built-in dispute resolution process applies. Rookd aims to mediate fairly and transparently, but we also recommend that users consult local tenant-landlord laws for issues outside our platform's scope.

Rookd was born in Breckenridge, Colorado, where the housing crisis is deeply personal. Our founder John Cronin, a White House Champion of Change, witnessed firsthand how Colorado's mountain communities struggle with housing availability despite having rooms and spaces that could be rented. The 2024 Summit County Tally Count identified 137 people experiencing housing instability, and 52 percent of them were employed. The problem is not unemployment. It is a lack of trust infrastructure that connects people who need housing with people who have space. Colorado is where we prove the model before expanding.

Rookd currently serves Summit County including Breckenridge, Frisco, Silverthorne, Dillon, and Keystone. We also cover Eagle County with Vail, Avon, Edwards, and Minturn. Pitkin County coverage includes Aspen and Snowmass Village. Grand County communities like Winter Park, Granby, and Grand Lake are served as well. On the Front Range, we cover the Denver metro area and Boulder. We are actively expanding to Routt County (Steamboat Springs), Lake County (Leadville), and Gunnison County (Crested Butte), with additional communities planned throughout 2026.
